Affordability is a ceiling, not a target

The result applies both a housing-only DTI limit and a total-debt DTI limit, then identifies which one binds. It includes recurring property costs and an estimated PMI charge when the down payment is below 20%.

Lenders may use different underwriting rules, credit-based rates, reserves, insurance quotes, and tax treatment. Leave room for maintenance, utilities, childcare, and an emergency fund.
